Two brothers who never stopped building.

We grew up in the Midwest swinging hammers and talking each other into projects. Years of hands-on building later, the company still runs on the thing that started it: careful work, done to a standard, on the spaces people actually live in. Mark runs the Arizona business day to day, out of Queen Creek. Gentry holds the license the company contracts under. The company is Stanley Brothers LLC, a contracting company, and that is the name on the license and on every contract, whatever anyone calls us in conversation. The rest of this page is how that gets done, and what it has looked like finished.

Kitchen, bath, and the rest of the house.

Design-build is how the company is set up, not something you buy separately. The drawings and the construction sit on one contract with one schedule, and one company answers for both. The Arizona license is a dual classification, so that contract covers commercial work as well as residential.

Kitchens

Layout, cabinetry, stone and appliance coordination, taken from measured drawings through to the last piece of trim. Every choice you have to make comes with a date, so the things that take months to arrive are ordered in time instead of holding up the job.

Baths

Primary suites and guest baths, including the waterproofing, ventilation and framing changes that a magazine photograph never shows and an inspector always checks.

Whole home remodels

Reconfigurations that move walls and services, sequenced and phased to keep an occupied house usable while the work runs.

Casitas and additions

Guest casitas, room additions and conversions, carried through planning, permit and inspection with a documented path on both sides of the property line.

Outdoor living and landscape

Ramadas, patios, outdoor kitchens, entertaining spaces and sport courts, with the grading, planting, irrigation and hardscape around them drawn at the same time as the house rather than after it. Built for Arizona sun and Arizona ground.

Media rooms and specialty interiors

Rooms with a technical brief: sightlines, acoustics, lighting and cable routed and blocked out before the drywall closes.

Ask where anything stands. Get an answer.

These six rules go into your paperwork at the start of every project. They are how the job is actually run, which is why you can ask where anything stands at any point and get a straight answer.

    Everything in one place

    Your contract, drawings, choices, questions and answers, changes, schedule, invoices and warranty paperwork all live in one organized file that you can see.

  2. 2

    You know who decides

    Only named people can approve a change to the work, the price or the finish date. If that ever changes, you are told in writing first.

  3. 3

    Your price holds

    A conversation on site keeps the work moving. Your contract, your price and your finish date change when you sign a change order, and otherwise only where the contract or law allows emergency action.

  4. 4

    Decisions come with dates

    Anything that has to be ordered, or that would hold up the rest of the job, reaches you with a decide-by date set early enough that you have room to think.

  5. 5

    You see the cost first

    Every change shows what it adds to the price and what it does to the finish date before you approve it. The only exception is a real emergency.

    A clean finish

    Every change, credit, fix and warranty is settled and handed over. Anything still outstanding is listed with a date and a name next to it.

A-06Permits and ApprovalsWho holds what

The paperwork is ours to carry.

PermitsBuilding permits and inspections are ours to pull and to carry, through the town or county having jurisdiction over your address. Where an HOA architectural committee also has to approve, that approval sits on the schedule as its own item with its own date, because it holds up the same work a permit does and it moves slower than people expect.

Before work startsWork moves forward when the approvals, the information, the access and the work that comes before it are all ready. Waiting for all of it costs you less than starting without it, so that is what we do.

When something does change, this is the order it happens in, every time.
